This 1960s house in Sutton Coldfield was extended and updated, adopting a complementary style and responding to its surroundings. (Photos courtesy of UK Locations)

Located on a private road, this Mid-Century Modern house was brought up to date while respecting its original design. On the ground floor, the kitchen and two small reception rooms were combined to create a large kitchen-diner with a separate utility area. Large glass sliding doors improved the connection between the living space and the garden. The porch and entrance hallway were extended and reconfigured, creating a new route to an office, gymnasium, and bathroom. A glazed void over the hallway introduced natural light to the centre of the house.

The first floor was extended over the existing single-storey section, creating three new ensuite bedrooms, including a large master suite with a balcony. Two existing bedrooms in the original first floor were merged into a spacious double bedroom. A glass walkway between the bedrooms brought natural light to the centre of the home. The existing garage, overlooked by the master suite, was updated with improved insulation, new cladding, and a large electronic up and over door.

The computer generated fly-through for this project was invaluable in helping to visualise the space during the design phase. Construction was carefully phased to minimise disruption while the occupants remained in the house. Phase 1 involved constructing a steel frame over the single-storey section for the new rooms. A timelapse camera was used to track this early construction phase of the project – view the video here.

The owners of this home were approached by UK Locations, the largest film and photography agency outside of London, and it now features on their website. If you would like to use this property as a film location, please contact the friendly team at UKL.

Thoughtful and carefully planned renovation of Streather house in Sutton Coldfield.

This stunning home is located in central Sutton Coldfield and was originally built by renowned builders Streathers in 1929.

Our design involves extending and reconfiguring the house to create a more cohesive, family-friendly layout. For the ground floor, we’re adding space to the open-plan kitchen to create a new dining area at the rear, designed to improve the flow of the home and better suit the needs of the family. This new space will feature large glazed doors, opening up the interior to connect seamlessly with the generous, manicured garden, encouraging indoor-outdoor living throughout the year.

On the new second floor, we’re adding a bedroom, complete with a dormer window to create a bright and inviting space. This extension will not only provide more room for the growing family but will also complement the existing architecture, respecting the property’s heritage and the character of the surrounding conservation area.

We’re excited to bring our experience of working on several similar projects in the area, by combining classic elements with modern design solutions to transform this home into a functional, beautiful space that meets contemporary living needs, and stands the test of time.

Our client for this project said: Ben was very easy to work with and happy to take on board the ideas we had about our project, whilst offering up lots of great suggestions and creating a design beyond our expectations. He managed to successfully work around the limitations that come with living in a conservation area, and cleverly made the most of the space available. We are very pleased with the final design and excited about seeing it come to life!

Four Oaks Estate Bungalow Conversion

The transformation of this bungalow on Four Oaks Estate in Sutton Coldfield is now complete. We have added a second level, turning it into a full two-storey home with additional bedrooms, a striking atrium and staircase, and glazed gables.

Design and Materials:
Our design honours the original bungalow’s ethos while making a bold, modern statement. The balanced palette features light-coloured render, glazing with louvered panels, and timber cladding.

Our clients have made inspired choices with lighting, furniture and interior finishes that perfectly complement our design and create a cohesive and inviting family home.

Construction Approach:
– Foundation Assessment: The existing foundations were thoroughly inspected and found suitable for the additional level, allowing for a straightforward build process.
– Efficient Build: New cavity walls were built on the existing structure, and pre-manufactured trusses were craned in to form the new roof. This approach minimised build time and preserved the existing ground floor areas, including the ceilings.
– Weather Protection: A covered scaffold was used during the roof removal to prevent water ingress, ensuring the ground floor remained intact throughout the construction.

This project showcases our dedication to high-quality, modern architecture that harmonises with its surroundings, creating a home that is both functional and visually stunning.

The owners of this house wanted more space and a connection to the garden. We agreed that extending the property in a contemporary style would sit well against the existing house which is an elegant and nicely proportioned 1920s property.

Along with other general improvements and the insertion of an upstairs ensuite, we focussed mainly on the extension. It was immediately apparent that a flat roof was not an option and the placement of the upstairs rear windows meant having a traditional tiled pitched roof would make it difficult to generate any real depth to the extension.

The solution was based on two adjoining hipped, pitched roofs – we effectively sliced the top off each one. This enabled us to keep everything below the upstairs window line and also allowed us to place some large frameless flat roof lights in the openings. Having a smaller and larger element in plan also helped avoid the extension feeling cumbersome and dwarfing the existing house whilst giving rise to a twin-vaulted space internally which reflects the roof shape.

The layout gives an informal separation to the new space (which goes back into the existing house and is opened up) and helps define the new sitting area, dining area and kitchen. Everything then has an aspect and route to the garden and terrace which fulfills the client’s original brief.

For this Victorian semi-detached home in Sutton Coldfield, our clients wanted to reconfigure and extend the ground floor to create a more open, light-filled layout that connects with the garden. Previously, the rear of the house was dominated by service and utility areas, which separated the main living spaces from the outdoor areas and blocked natural light.

Our design solution involved relocating the utility room to the middle of the floor plan, freeing up space at the rear for a new open-plan kitchen and dining area. By doing so, we were able to enhance the flow of the home and improve the connection between the interior living spaces and the garden. Glazed sliding doors now provide direct access to the outdoor space, creating a smooth transition from inside to out.

To maximize natural light and capture garden views, we added strategically placed rooflights, along with large windows and doors on the side elevations. These design elements not only brighten the interior but also frame beautiful views of the newly landscaped garden areas.

We also rethought the home’s layout by introducing a more centralized door from the hallway, leading to the rear of the house. This adjustment allowed us to include a convenient downstairs W.C. without compromising space.

The result is a thoughtfully reimagined ground floor that offers bright, functional living spaces with a strong connection to the garden—perfect for modern family living.

“Ben was recommended to us to design a ground floor extension to our Victorian house in Sutton Coldfield. He listened to our wish list and incorporated this (and more!) into his designs. He helped us engage a builder and gave us lots of practical advice along the way. He is a thoroughly nice person too, which helps when you are putting the redesign of your home in someone’s hands. We are really pleased with the finished result and would happily refer him to others.”
